Helping You Transform the House You Buy into The Home You’ve Always Wanted

Joseph Talbot in a Suit

Have you been looking for the home of your dreams but you’ve been disappointed with every showing?

Maybe you don’t have a lot of time because the kids need to be settled before school starts.

Or maybe the features you’re looking for aren’t falling within your budget.

What if there was a way to get in on the market now and transform your home after the sale? If you can’t check off all your boxes before buying real estate, you can always plan for a renovation in the future.

How hard can it be?

Well, that depends.

  • Can you visualize the changes you might need?
  • Can you determine what needs to be done and how much it will cost?
  • Can you do the work yourself, or will you need to hire it out?
  • Will you know how to get permits or where to find building materials?

How does all of this help you when you’re looking to buy real estate?

Knowledge:  When you choose a REALTOR® who knows and resides in this area, you can be sure to find a home in the community that will work best for your family, your needs, and your desired lifestyle.

With high-level knowledge of building codes, best practices in the industry, and a good idea of the costs involved in home renovation, you’ll be prepared for major issues that could surface after the sale.

Experience:  Need to tear out a wall to create a more spacious master bedroom? Convert a garage to living space so Mom can move in? Build an addition to accommodate your parents or adult children? Don’t know the area, local businesses, or processes to get started? A connected realtor can put you in touch with people you can trust as you embark on a renovation of any size.

Vision for the Future:  Sometimes, when potential buyers walk into a home, they have trouble seeing past the scratched floors, multi-coloured rooms, and worn-out kitchens. But there’s almost always a way to fix anything. As we visit homes, let’s talk about what a home can become with your personalized touch. Together, we can envision each home’s potential so you can turn an average house into YOUR home within YOUR budget.

When you purchase a home that needs work but you’re not from the area, it’s hard to know where to begin and who to trust.

I can help you.

Since 2005, I’ve been using my passion for building and renovating to help people buy and sell real estate. Many of those folks purchased properties that weren’t quite what they were looking for and turned them into just what they wanted.

I’ve also done it myself—several times.

Our most recent project was a 140-year-old farmhouse in a state of disrepair. My wife’s parents were getting ready to retire and couldn’t wait to move north, away from the city. After renovating the second floor for ourselves, we removed a small, run-down addition and added an accessory apartment to accommodate them in their own private space.

With decades of experience as an architectural designer, contractor, and carpenter, I’ve worked on projects of every size – from kitchen cabinets to multi-million-dollar homes. I’ve also built an extensive network in the building industry. I’d love to share those connections with you so you can get your project off to a great start as soon as you’re ready.

If you go the DIY route instead, I can help you envision your dream and find big box stores, small-town hardware shops, and building supply centers to meet your needs.
